因为参展项目城市区域以及数量的扩大,尽管离9月29日的开幕还有近一个月时间,但是此次“秋交会”的展位已经出现了供不应求的局面,很多品牌商家都需提前预定。记者在已经确定参展的开发商名单上看到,万科、鸿荣源、佳兆业、振业、天健等数家品牌开发商已经确定参展,与此同时中惠地产、惠州山水华府、东莞山水雅居以及广州美林基业地产等珠三角企业,也赫然在列。在这份61家参展商的名单中,本土企业仅有17家,剩余的40多家开发企业均来自珠三角不同城市。
深圳购买力外溢
“秋交会”上外地参展企业规模的不断扩大,与深圳人异地置业持续升温息息相关。继置业东莞、惠州、珠海等深圳周边的珠三角城市后,今年更多的深圳人把眼光瞄准了类似长沙、武汉、成都等等这样的二线城市,置业珠三角正在演变成轰轰烈烈的投资中国。

珠海某项目负责人更直言,这样的展示机会能有效带动成交,“深圳强劲的购买力是无需置疑的,深圳买家的诚意度也是很高的。”他称,展会期间的看楼车能有效吸引目标客户,而理性的深圳客户,往往会根据自身需求和喜好作出置业选择。
为何深圳人异地置业愈演愈烈?除了深圳房价高企的客观存在外,深圳人敏锐的投资意识,以及珠三角各城市房价与深圳的差距,都是重要因素。而有专家指出,深圳城市的移民特性也是原因之一,在深圳打拼多年,买房回家养老,这样的心态直接让内地二、三线城市地产火了起来。
而此次“秋交会”吸引如此多的异地开发商前来参展,无疑也将为深圳人异地置业、投资中国,提供理性、直观、权威的参考。
本地楼市平平淡淡
与异地置业屡屡升温不同的是,深圳楼市依然“冷淡”,本周尽管个别区域供应瞬间放大,新盘定价也趋于保守,但是没有明显刺激成交。
8月25日,中海·西岸华府、集信名城国际1号公寓以及中粮COLOR社区3盘发售,预计提供房源约1800套,加上此前开盘的泰华·阳光海等,现宝安待售房源至少在2500套以上。以泰华·阳光海为例,此次发售的B组团价格,仅比6月初的A组团涨了1000元/平方米;而中粮COLOR社区14000元/平方米的定价,也比之前宝安同区域的售价要偏低。
国土房管局网站数据显示,开盘当日中粮COLOR社区商铺全部售罄,住宅成交约304套,其整体成交率约45%,住宅成交率约35%;而泰华·阳光海开盘后销售率在11%左右,截至8月29日,销售率仍然不到30%。反而是位于松岗的中海·西岸华府和集信名城国际1号公寓遭到疯抢,其8000多元/平方米的售价,使得两个项目的销售率在开盘几天内都攀升至90%以上。
整体来说,深圳楼市的观望气氛仍然延续,而从松岗相对低价项目的热销也不难看出,置业者对价格敏感程度已经较高。有业内观点认为,在南山、宝安等前期投资气氛过浓的区域,如果近期销售率没有明显回暖,那么将出现房价小规模下跌。
观望短期难以结束
楼市为何遭遇“内冷外热”?风险加大,成本加重是“内冷”的根本原因。因为启用新版二手合同、即将到来的个税强征、紧锣密鼓的加息态势,从而引发了深圳楼市的观望情绪;而各大银行此刻紧缩信贷,对投资客来说更无异于“釜底抽薪”。由此观望进一步加剧,之前的狂热预期也正逐渐减退。
宝安一位三级市场从业人员就称,熟识的几位投资客近期都没有再入市的意愿,相反是自住型买家开始活跃,但是这部分买家对价格敏感程度更高,对物业品质要求也更为严格。
有业内人士分析,深圳的这种“内冷外热”现象,实际上表明对深圳楼市的风险判断正产生分歧,一部分人将楼市资金转移,或是选择其它重点置业区域;但是也有部分投资客仍然在选择观望,期待市场会短期回暖。这位专家称,长期来看深圳楼市仍然向好,但是此番调控影响与市场观望却与往年不同,因为是由政策、税费、金融等等复合因素引发,因此市场回暖的时期也会相对漫长。
